Guesthouse Roeskouter is situated:

- in a byway with local traffic (in a tranquil environment, but nearby are places to eat and grocery stores)

- within walking distance from the station, the town hall, the community centre ‘de Lier’ and sports park ‘De Zandloper’ in Lierde

- centrally between Brakel, Geraardsbergen, Herzele and Zottegem (Ninove, Oudenaarde, Ronse and Zwalm are nearby too)
 

The guesthouse/penthouse is on the top floor of our clergy house and can house up to maximum 7/8 guests. 
The guesthouse has 2 bedrooms, a living area with cosy sitting area, a well equipped open kitchen and a dining area with beautiful view over the countryside.

A separate access through the gardengate and a wide cast-iron staircase lead you to the roof terrace with its wonderful view across the garden and the pool, the open country (‘kouters’) beyond and the hills.

The roof terrace opens on to the guesthouse living area with large windows (same view as from the terrace) with open kitchen (equipped with sink, dishwasher, ceramic 4 plated-stove and oven, combination microwave oven, refrigerator with freezer compartment, facilities for making tea and coffee, glasses, utensils, crockery and cutlery), tables, chairs... The small sitting area (2 single sofa bed chairs in the dormer window - can be converted to 2 extra beds, each 80x200).
 

Guesthouse Roeskouter is full of light and has a country, romantic touch.

The living area is situated between the bedrooms with all modern conveniences:

- bedroom Kartuizer (up to 3 guests - kingsize bed and single convertable sofabed)

- bedroom Cendrine (up to 4 guests - kingsize bed and 2 single convertable sofabeds)
 

Each bedroom has a private en suite bathroom (with washbasin, toilet, shower, towel rack, handsoap and hair dryer), an air condition unit (cooling or heating), digital tv (Netflix/Disney+) and free Wi-Fi.

The guesthouse has smoke detectors, fire extinguishers, a fire blanket, free wifi and free parking.

What makes staying at Guesthouse Roeskouter even more fun:

- During your stay you have private use of the backyard with terraces, the pool (heated from april to october) with lounge chairs and parasols, the poolhouse with extra sitting and dining area and extra fridge.  

- Nearby is the sports park ‘De Zandloper’, which features a wood chip running track, a big lawn, 4 petanque courts, a skatepark, 1 multisport court, 3 tennis courts and 2 padel courts (by day on weekdays you can easily book a multisport-, tennis- or padel court, at night and at the weekend the options are limited). In the sports park you can also join the mountain biking trail of South East Flanders, which adds up to 509 kilometres.

- The scenic and rolling countryside of the Flemish Ardennes offers numerous trails where you can walk or cycle to your heart’s content. The rural town of Lierde also reveals its beauty along the hiking trail ‘Kartuizer’, the cycling trail ‘Pater’ and in Parkbos-Uilenbroek nature reserve. Spread across Lierde are 32 benches where you can relax and enjoy local sights and curiosities.
Cyclists can experience their own Tour of Flanders along the challenging slopes nearby.

- Savour the region’s culinary speciality: ‘mattentaart’ (curdled milk pie), and the beers for which the region is renowned

- Free car parking (not secured) at the guesthouse. Eletric cars can charge nearby (charging posts at the town hall).  

- Your four-legged friend is welcome after agreement (1 dog per room; dog crate mandatory; dogs are not allowd in the bedrooms)

- Pairi Daiza, elected Europe’s best zoo, is only 32 kilometres away (a good half an hour’s drive)

In high season/summertime and in weekends Guesthouse Roeskouter is mainly a cosy and comfortable vacation rental with garden and seasonal heated pool.

In spring and autumn the rooms are also available as Bed & Breakfast.

In July and August and during schoolholidays only available as vacation rental, unless last minute/depending on availability.

Vacantion rental: minimum stay 2 nights (up to 4 guests)/ 3 nights (starting 5 guests)

B&B:
- April to October (included)/ extended weekends and bank holidays: minimum stay 2 nights (also on weekdays)
- November to March (included): minimum stay 1 night (on weekdays and even in normal weekends)

No checking in on bank holidays, only check out is possible.

When rented as a B&B-room other guests could be staying in the other B&B-room.

When rented as a vacation rental with use of only 1 room (max. 4 guests) you are sure you have the entire accomodation for yourself, no ohter guests in the 2nd room.

Included in accommodation pricing:

- beds made up on arrival

- use of one large and one small towel per person

- bath mat, hand soap and 1 roll of toilet paper in the bathroom

- 2 kitchen towels, 1 tea towel and 1 sponge

- the final cleaning (with the exception of the kitchen area and, if used, the BBQ too): guests must place everything washed back in the cupboards themselves and clean used kitchen appliances such as refrigerator, stove, oven, microwave, coffee machine...).

On departure, bedding can remain on the beds and the used towels can stay in the bathroom on the towel rack. Guests must empty the garbagebins themselves and leave them at the designated place outside in the garden.

A baby travel bed, high chair and changing mat are available free of charge.

​​

The deposit is not included in the accommodation costs (in case of vacation rental - in case of B&B-room only for stays longer than 2 nights)  

We ask guests to provide a deposit of 50 euros per person in cash on arrival. This deposit will be kept in a closed envelope and will be returned on departure subject to any damage noted.

Breakfast

We can serve breakfast: not mandatory but only on demand and availability.

You can, for example, choose to have breakfast only on the day of departure, or other days of choice depending on availability…
If you choose breakfast served by us, we will set it up for you in the poolhouse or in case of bad weatherconditions we can also bring it up to the dining area of the guesthouse.

Breakfast includes per person per day: coffee, tea or hot chocolate milk, freshly squeezed orange juice, sugared pastry, bread (white, grey and brown), homemade jam, honey, ham and cheese, egg of choice (boiled, omelet or sunny side up), homemade granola, yoghurt and fruit.

• Adults/children ages 12 and up: 16 euros/person/day

• Children under 3 years of age: free

• Children from 3 to 12 years: 8 euros/child/day

Payment on the spot: only cash or Payconic. Credit cards and cheques are not allowed.

Your reservation will be confirmed by e-mail, after receipt of the prepayment or the total amount.
The total amount is due 1 week prior to arrival.

Cancellation policy

If you cancel your reservation up to 1 month before your check-in date, you will receive a full refund of your deposit, less an administrative charge of 25 euros. If your cancellation is less than a month before your check-in date, we will withhold your prepayment, but we will refund it to you if we can let the room to other guests.
If you transfer your reservation to a third party, we need prior written notification, otherwise the cancellation policy will apply.
